How long does it take to buy a property?
4-8 weeks. Once you have selected a property it should take 2-4 weeks to get the documentation ready and 2-4 weeks to complete the purchase and transfer to your name.
What are mandatory property maintenance cost?
0-1% of property taxes in Brazil based on the valuation. Potentially condominium fees, typically €40-150/month. You can pay your invoices using a European bank account.
Is it a safe investment?
We consider the risk level of an investment in our selected areas comparable to that of an investment in European real estate in European currency terms.
What rental returns can I expect?
Depending on the type and location you can expect a 4-10% yearly return on a fixed rental in relation to your purchase price. Rents (tenant, collection,..) are usually managed by a local real estate agency for 10% of the rent. Airbnb rentals are possible as well.
What are the minimum requirements to buy?
If you have a valid passport, a domicile in a European country, and the required budget, we can help you.
What does the process look like?
Once we discuss your requirements and find a property, we need to arrange your identity number in Brazil which will be linked to your passport (comparable to a social security number), the power of attorney document which then allows us to buy your property in your name.

Does a house in brazil give me the right to permanent residency?
As a European you can stay in Brazil as a tourist for 3 months every 6 months. There is a permanent residency program for real estate investors with some requirements: Mainly spending over 700'000 BRL in the north or northeast regions and over 1'000'000 BRL for the other regions. Additionally, the properties must be fully legalized with an entry in the land registry.
